Plans & Options 

Full Service Property Management Plan:


Using specialized tools available to licensed real estate agents, we will provide you with a complete Rental Comparable Market Analysis [R-CMA], which will show you how your property compares to the other properties available for rent in your area.  This will allow you to take the best, most cost effective, actions to market your property and ensure that you receive a qualified tenant as quickly as possible.


Rental Property Analysis

  • Rental Comparable Market Analysis
  • Recommend improvements to increase the value of your rental property
  • Perform a Documented inspection [with pictures] of your property.

Once the property analysis is done, my next responsibility is to find you the best-qualified tenant. 

  • Your property will be listed on the MLS, and Advertised  On-line and in Print to prospective tenants.
  •     
  • Each prospective tenant will complete an application and income verification form which we will use to run a comprehensive credit evaluation, employment history, rental and eviction history, and criminal background check for your review and approval.
  • My goal is to have your property rented in 30 days or less                    

Once you have selected the tenant, I will handle all the paperwork, collect all applicable funds and ensure a smooth “move-in” process on your behalf.

  • Provide an attorney approved lease agreement  for you.
  • Check your new tenant into the property.
  • Complete a documented walk through inspection.

My service to you continues after the tenant selection and move-in process by handling the following on your behalf:

  • Charging late fees if rent payments are late.
  • Handling evictions if necessary.*
  • Inspecting the property monthly to ensure proper maintenance by your tenant [if needed].
  • Being available for you and your tenant 24 hours a day for any emergencies.
  • Provide you with a list of approved licensed and insured contractors to service your property in emergencies.
  • Handel maintenance, utilities, lawn care, pool care and any other services that you require.*
  • Provide a fully staffed accounts receivable department at your service.
  • Offer Direct Deposit to your bank or make payments directly to your mortgage company for you.
