Standard Requirements to Rent
You must be ready to rent within 30 days or less upon acceptance. (Preferably Immediately.)
Each adult applicant must pay a $45.00 application fee for a credit and criminal background check.
(This covers Room Mate(s)/ Spouse / Adult Offspring / Anyone over the age of 18
who will stay more than 10 days a year or receive mail at the premises -NO EXCEPTIONS-)
Pay a $200.00 holding deposit (Refundable if denied) on the unit. (Cashier’s Check, Money Order or Credit Card Only)
The holding deposit will be applied towards your rental deposit upon acceptance.
Drivers License and Social Security Card required as identification.
Your combined household income must be 3 times the monthly rent of the property you’re applying for.
Monies to move in are 1st months rent, Security Deposit, (Typically Equal to One Month’s Rent) and Pet Deposit. (If Applicable)
If you are a student with little or no income your parents must be co-applicant.
Have a good recommendation from your last landlord.
- You will be denied if you have a recent eviction or an undisclosed criminal conviction.
- You may be denied if you have recent foreclosure, bankruptcy, or collection actions against you.
- You may also be denied for any recently returned checks against your bank.
At Lease Signing
The lease must be signed before starting your move in.
The day before you move-in, you’ll pay your first month’s rent and receive the house keys.
(Cashier’s Check or Money Order only, Then monthly rent is payable by personal check.)

- Full disclosure and Identification are required to gain entry to preview any condo or home.
